Fixed Rate

Fixed rate loans offer you piece of mind. Regardless of fluctuations in the market, your principal and interest payment remains the same for the duration of the loan-which allows you to accurately predict future payments. We offer fixed rate mortgages for 10, 15, 20, 25 and 30 year terms. The longer the term of your loan, the lower the monthly payment will be. The shorter the term, the quicker you will build equity in your home. Fixed-rate mortgage loans are great options for borrowers who plan to stay in their home for many years and want to build equity in their home.

Adjustable Rate

Unlike a fixed rate loans, adjustable rate loans offer a lower initial interest rate and monthly payments. After the initial term, the interest rate on the loan is re-set to keep the rate in line with current market rates. Commonly referred to as ARM loans, they have a rate and lifetime maximum to limit the amount of interest rate. ARM loans are great options for borrowers who want lower payments and plan to sell or refinance their home in the future.

Interest Only

With interest only loans, your mortgage payment covers the interest with no principal reduction for a set period of time. Choosing an interest only mortgage typically means you do not build equity during the interest only period (making the minimum, monthly payment). You are allowed to make payments above the interest only amount, without penalty. Each overpayment is applied directly to the principal you owe. At the end of the interest only period, your monthly payment then increases. Interest-only loans are great for borrowers who need flexibility in payments.

FHA Loans

Otherwise known as Federal Housing Administration loans, FHA loan programs help buyers to qualify for a mortgage. FHA loans have been helping people become homeowners since 1934. With flexible credit guidelines, these loans are attractive to: first time buyers, buyers with a lower credit score, self-employed buyers, buyers without many liquid assets to use as a down payment, and buyers with short employment histories. We also offer FHA programs that can be used to refinance an existing mortgage as well.

No Tax Return Loans

We structure customized no-tax return loan programs for both self- employed, real estate professionals, recently divorced and retired borrowers who have good credit and strong liquid reserves, and/or balance sheet. Our No Tax Return Programs utilize the following alternative financial documentation:

  • 12 months of bank statements for cash flow
  • Recent self-employed income verification (1 year)
  • CPA-prepared profit-and-loss statements and balance sheet
  • Real estate schedules and liquid asset statements.

Foreign National Program

MCP has built unique lending relationships with sophisticated local banks and credit unions that understand how to review a foreign buyer’s loan application and how to assess foreign-based financial documents. We offer customized programs for foreign buyers seeking loans.
